The list series counts active listings (Realtor.com inventory data); the sale series counts closed transactions (Redfin market tracker). Listings are not the same homes that close in that month, and the mix of homes for sale shifts month to month — a widening or narrowing spread can reflect mix-shift, not price movement alone. This is the only view on this site where the two families share a chart, and they remain separately colored and source-labeled.
